Assertiveness is considered an important communication skill that relates to respect for personal rights and boundaries with the intention to establish healthy and lasting relationships. An assertive person speaks his own mind to influence others while being respectful of the personal boundaries of others. Likewise, he protects himself against those who would cross over his own line.
Assertiveness requires direct, open, and honest communication between people. This can be between you and an associate, a friend, or a spouse. This kind of open communication will make everyone feel better about themselves and each other. More importantly, it will help develop and maintain healthy relationships with friends, loved ones, and co-workers.
To develop and have healthy relationships, you need to develop communication skills, which includes being comfortable in expressing what you really need and want. This being a two-way process, you need to learn to listen to the wants and needs of others.
Up until recently, there were no seminars on how to become assertive. Most of the time, we depended on various personal or celebrity role models to lead us how to live our own lives. Well, it is no wonder that everyone is still searching for happiness, pursuing fulfillment, and going after unrealistic goals. No one has showed us how to live our lives the right way and some of our role models do not have any clue either. Like us, no one taught them. They just relied on what they know on how to do things. What is Foreclosure?
When a person buys real estate such as a house on a block of ground, they mostly need to borrow money from a lending organization. They then have to pay back this money - plus interest - over a period of years. Since life is not static and things like accident, illness and job loss happen, sometimes the person who borrowed the money finds it impossible to make those regular payments each month.
When this happens, the lender is not impressed because he needs to have his money repaid. In most cases, he then moves in to take the property off the borrower and resell it to pay the debt. This process is called foreclosure. Unfortunately, the borrower loses the property and must then find somewhere else to live.
Foreclosure does not happen immediately after the first payment is missed. In most cases there is a grace period of two or three months. If the payments are not made up by this time, then the borrower will soon receive a notice of foreclosure.
There are two types of foreclosure; power of sale and judicial foreclosure. Very often a power of sale clause is written into the mortgage document. What this means is that the lender has the right to sell the property without having to go through the court system. This makes it a lot easier and quicker for him to get his money back. But if that clause is not in the agreement, then he must go through the courts before he sells the house.
The judicial foreclosure is when there is a court hearing, usually in a state or local court. The sheriff or another representative then supervises the sale of the property by auction. Judicial foreclosure is a requirement in many states. The court sees to it that the lender gets his money first, then other people who are owed money. E.g. utilities may need to be paid. If there is any money left over after all other lien holders have been paid, then it goes to the borrower.
The benefit of judicial foreclosure is that the borrower can be sure of getting any money left over that rightly belongs to him. It may have been that there was not all that much money left to pay on the home and when sold, it realized much more than the debt. In this case, once all other debts have been paid the sum left over belongs to the borrower...

Five of the Most Famous Ballets
Over the years there have been many beautiful ballets, so it is really hard to choose between them. The beautiful Swan Lake - danced to Tchaikovsky’s music - springs to mind as one that everyone would know about, even if they had never attended a ballet. It tells the story of a maiden who was turned by an evil spell into a swan during the day, while turning back into her human form for the night. While it doesn’t really have a happy ending, at least the maiden and her true love were united after death.
There have been many versions of Swan Lake over the years. Some were boringly repetitive; others refreshingly different. Ballet dancer David Nixon danced in eleven versions before choreographing a different one. He includes the Russian dance that is missing in others and changed the structure to two acts and four scenes.
The Sleeping Beauty is another beautiful ballet that uses music by Tchaikovsky. Created in 1889, it was the famous composer’s first monumental compositional work. In fact the director of the Imperial Theatres in Russia, Ivan Vsevolozhsky, commissioned him to write the music especially for this ballet. It was first performed in 1889. While many elements of the original choreography are now left out, the music remains and is at least as important as the dance.
Giselle is another famous ballet that tells the story of true love lost by lies, deception and jealousy. A count, disguised as a peasant falls in love with a dancing village girl, and she with him. The local gamekeeper who also loves her ruins things by exposing the count’s lie. Countess Bathilde adds fuel to the fire by claiming that the count is going to marry her. Poor Giselle promptly dies, but later makes up for this weakness when - as a fairy spirit or wilis - she saves the count’s life.
Giselle was conceived by French poet and author Theophile Gautier especially for Carlotta Grisi, the ballerina he was in love with. It was first performed in Paris in 1841 and was a great success. Today’s versions differ considerably to that first performance of course, as choreography tends to change over the years.
The Nutcracker is arguably one of the most famous ballets of all times. First staged by Marius Pepita using Tchaikovsky’s music, the first performance in 1892 was a dismal failure. But when George Balanchine restaged it in 1954 it became more popular - in fact, it is now claimed to be the most danced ballet of all time.
A Midsummer Night’s Dream is a ballet set to the story by William Shakespeare, using music by Mendelssohn. It was Balanchine’s first full-length ballet in the US, being first performed in 1962, a relative baby compared to some of the others. There are so many other wonderful and famous ballets it is hard to choose which should be mentioned...

So select a topic that interests you. You should also have some kind of experience in your chosen topic - if you are an expert, so much the better.
While a telephone survey can be a good way of getting information for your topic, there are many other means of market research. You can perform an online market research, or you can design a questionnaire and mail it to the householder. When doing your own questionnaires it is important to make sure the questions are short and relevant. And the brochure itself should be short, because many people simply won’t expend the effort to fill out one that is long and complicated. It should also have an eye-catching title that addresses a need.
Remember that certain questions - e.g. asking about income details - can be offensive; so take care in forming your questions. You can also hire a company to do your market research if your budget will stretch that far...

How to Assess a Senior’s Need for Care
Sadly, the day does arrive when our parents or other loved ones become too old and frail to look after themselves. When that happens, it may take some time before the grown children recognize the need for help. When you do realize that day has come, sometimes you feel inadequate and hardly know where to start.
The first thing you need to do is visit them in their homes and while there, take note of how they are coping - or not coping. Food, health care and warmth are all important areas to check out. Personal hygiene and the standard of cleanliness in the home are also important, but as standards vary from person to person, you need to compare the present standards with the person’s past standards rather than with your own or anyone else’s.
Firstly, look inside the refrigerator and see if there is food there. Check to see the condition it is in. If everything looks old and moldy, start getting concerned that they need help, at least with meals. Or it could be that they simply need help with the shopping. Many seniors are quite capable of looking after themselves in their homes, but they cannot manage their shopping.
Check to see if the kitchen is in a reasonable state of cleanliness. One or two day’s worth of dirty dishes in the sink is no cause for alarm. Dirty dishes stacked on all available surfaces are. The rest of the house needs to be checked for cleanliness also, particularly the bathroom and bedroom. If the bed sheets are obviously stale or dirty, then you know that your senior needs a little help with the washing and perhaps with the housework.
The senior’s personal health and hygiene is of great importance. Can the senior manage to go up and down steps? Do they need help getting in and out of the bath or shower? Do they suffer any kind of disability or ongoing health problem such as heart disease or diabetes? You won’t be able to get health information from doctors or health care providers due to the privacy act, but they will usually tell you themselves, or you can notice what medication is sitting on the bench.
One of the best ways to find out what your senior needs is to simply ask them. Not all seniors like to admit that they do need help of course, so you still need to be aware of what the surroundings tell you. If things are in a dreadful state, then they obviously cannot manage. If everything looks clean and tidy, with fresh food in good supply, then you can stop worrying...

The Dangers of the Wilderness
There are many dangers in the wilderness and some of them are only tiny so we don’t think of them. Bears and other large, dangerous animals are quite evident and usually we are prepared to encounter and deal with them. We may even remember to keep a watch out for snakes, but what about insects such as bees, wasps and spiders?
Dangerous insects are deadly because they know no fear. You can’t chase away a hive of angry bees or wasps by yelling at them, or even escape by shooting them. Spiders can crawl into clothing and remain unnoticed until they deliver their fatal bite. There are even hidden dangers in the water that you can tread on. Certain small fish or shellfish have the potential to deliver a nasty or even fatal sting if trodden on.
You should always wear shoes in the water and walk with sliding motion rather than lifting your feet up and down. This will help prevent placing your feet down on any kind of animal that may sting or bite.
There are also poisonous plants and fungi to watch out for. Plants can poison or sting by touching the skin, by ingestion - if we eat them - or by absorption of sap into the skin. Sometimes the sting is painful but not lethal and other times it is only lethal if we are allergic to them. Stinging nettles often grow along riverbanks and in ferny gullies. They are not toxic but can cause a painful sting that lasts for hours.
Never trust that what an animal eats will be all right for you to eat. While this theory is true in general, there are some plants that are poisonous to humans that animals do eat. Very often some parts of a plant are poisonous while others are not. For instance the fruit may be all right while the leaves or stem could be poisonous. Other times a plant can be poisonous during certain seasons but not in others.
In general, you should avoid eating all mushrooms. Some are highly toxic and it’s not worth the risk involved. Other plants such as poison ivy, poison oak, poison sumac, trumpet vine and the rengas tree cause contact dermatitis. If you touch any of these, wash the affected area with cold water and soap. If you have none, wipe it repeatedly with dirt to remove the oil. But if blisters come up, keep the area clean or dirt could infect them...
